It's probably environmentally "green". A lot of new legistlation starting to conserve energy in all types of industry. Everything from energy and water consumption to waste materials. If a building is considered "green" there are all types of tax rebates and government assistance they can get.

A greenfield project usually refers to a construction project on a piece of 'green' land, meaning land that hasn't been built on before. A brownfield project is a construction project on a previous industrial site. Often times there are tax credits available for brown field development. There wouldn't be credits available for greenfield development because it further damages the environment.
