I'm a contractor and my farther in law is a developer, develops buy land and improve it and sell to builders and the builders build homes. You can get 3.4 lots on a acre, and that will be tight with small yards. Southern California they have 3.4 lots per acre. That is an example of how close that will be. if your area likes bigger yards do 2.5 an acre.
but the most homes you can put on is 3.4 or 3.5 lots on a acre.

Depends on many factors, the most important is sewer or septic. And zoning, size of lots, of course. I guess the question is you have some land you are thinking of subdividing? Maybe. Just one acre isn't much land to subdivide. With sewer many small lots are only 0.15 to 0.2 acre and that's not including right of way for roads. And septic, one acre isn't enough in most places to build one house. Check with your local planning department. Is it urban, suburban or rural?
