once you buy the land and pay for the foundation, plumbing and wiring, is it really that much more affordable

It can be, if you can get the land at a good price, and find a contractor that offers a reasonable bid.

My wife's parents bought their land for 80k and spent another 120k building their house on their lakefront property, and it was last appraised at $750,000.00 and they've had someone offer them a million to sell. A bit different in circumstances but you get the idea.

No, in fact they don't save you any money at all if you are buying. Manufactured homes all depreciate in value as soon as you buy them. Yes the payments are often much lower then they would be on a traditional home. But when you buy actual real estate, the property value almost always goes up if maintained. You save money in the beginning on a trailer because you have low payments. But later in life you will lose much more by not having a great deal of equity. Buy a house or if you can't afford to, rent one until you can....

You would have to look at the whole pitcher,Yes if you put one on land
you have to get plumber,wiring,permits,and license contractor to make sure everything passes.Then you have to fine out how much the tax's run
on that piece of land.Dont forget the water and sewer.If you hook up with
it there already you still have to pay to hook into it.If it is not there the cost to DRILL $$$ and put one in for you.Also you will need a basement
and the foundation for the home to set on.Fine out frist what this add up
to before you buy a Manufactured home.ESt Both home and factory built.

A manufactured home doesn't appreciate like a stick built home. What ever little money you save with a manufactured home isn't worth it when you consider that your money won't make as much. Buy a stick built, you'll be happier.
