I am looking in the 40-60k range.

Im 20 and my credit score is 770 also. I was pre approved for a stated income loan. I also have money in investmenets.

Has anyone heard of the housing finance association?

There are downpayment grants, and areas where you can get speical rates based on average income of the neighborhood. A realtor or mortgage borker could let you know what's available in your area.

Go to the HUD website and it will direct you to help for housing in your state. Each state has different programs available to get people who don't make much money get into houses. Their are grants that you can apply for to help you with the down payment and even a second mortgage that you don't have to pay until you sell the house. I would start with HUD...Housing and Urban Development website. Good LUCK;)

go to a Realtor or a mortgage broker and ask for programs that subsidize the low income wage earners that are trying to purchase homes.

otherwise...join the armed forces and let them help you.
