I am at a point where I have to take my company to the next level, my choices are:

1. Continue to hire more Realtors - Which means taking time to talk to brianwashed idiots from big companies -- who would rather make half as much money and work at a "big" company than work at a laid back discount real estate brokerage and make 2-3 times as much. I do like hiring brand new Realtors and make them sucessfull - but that invovles a lot of time and it would take me a very long time to take my company to the next level.

2. Merge my company with a similar size real estate brokerage. But then I would have to give up a lot of interest and control - while loosing the ability to make and act on quick decisions.

Any thought? Anyone been there done that?

There is a need for more not merge. Merge means they all do it the same way and one group is in control and the cost you pay will go up.

Sit down at your computer, open Word and start typing. What you need is to develop your own "system". A system will allow you to devote your energy and time to the area of your business you enjoy the most, "hiring and working with brand new Realtors". Once hired, give the new guys and gals a set number of classes devoted to your system and how to work it in order to be successful. They will undoubtedly see how easy it is to work in a laid back discount real estate brokerage and make 2-3 times as much.

Tony, it comes down to what do you like to do???

Do you like the ability to call your own shot and do whatever you want with no one to answer to? or Do you like to sell house and make a ton of money?

What I've found is that a lot of small business owners are too afraid to delegate tasks to someone else.

The right solution for you Tony is to hire a competent manager whom you know will train the new novices correctly. This will free up your time and at the same time greatly expand your company's realtor base.

If you hate hiring brain washed realtor then don't but if you weed out the ones who are brain washed then you'll have the great one left.

Tony, if you are to grow, you need to delegate, which means giving up control. So decide, do you want to grow or control? As for hiring more realtors, delegate at least the first interview to someone who's opinion you value. You should only do the follow up or final interview. My husband and I are currently seeking a new broker. We've been with our current broker for 12 yrs. which is unheard of in our market. But because the business has slowed in the last year, our brokers business sense has taken a hike. We want to grow which only means moving on for us. Good Luck to you!
