Making DVDs is much faster then making VHS tapes. So now it takes 3 months (or less) after leaving the theaters before coming out on DVD. Sometimes distributors will delay a release to coincide with holidays or promotional events.

Six months or so is still the typical time frame, but when a movie is unsuccessful there may be some impetus to release it on DVD early. The record holders, if I'm not mistaken, are the Ben Affleck movie "Surviving Christmas" which was released theatrically in late October hoping to catch some early holiday spirit but wound up on DVD in time for that very same Christmas, and "From Justin to Kelly," the musical with those American Idol "stars," which also came out in the span of about two months.
And as Trevor above mentioned, some movies (like summer blockbusters) are going to come out on DVD in time to be stocking stuffers; other instances where holidays will affect a release date would be with holiday movies--it doesn't make too much sense to release a November/December holiday movie like The Grinch or Elf in May, when they can hold off on the release until the following holidays.
There's also the simultaneous DVD and theatrical release of Steven Sodebergh's "Bubble," but that was deliberate and sort of an experiment.

What takes all the time is the encoding. Just burning the actual disc doesn't take that long. You can see this is you're just burning an .iso file. For fastest encoding, a multi-core, high-speed processor helps. You can get down to approximately real-time, that is, encode a 1-hour DVD in 1 hour. I've tried various DVD authoring packages, and they seem to be within 20% of each other for speed, so no big advantage, there.

It still depends on how well it does in the box office. You see Pirates of the Carribean will be out in theatres forever, See how quick John Tucker Must Die goes to DVD. It all depends!
