Dependable food supply, institution of slavery, and Britain. The previous answer was correct- it was the 54-40 line in 1849 when Oregon became a state.

Considering that most early americans built their homes out of wood (because lumber was in abundance) I'd have to say the reliable food supply. I also believe that Britain was the last country to challenge the US for Oregon, I remember something about 54' 40 or fight from history class.
