I want to give the house to my child now with conditions that I can stay here when I need to until I die ... how do I do that?

Put in in your will or trust.

Go to a lawyer and have it deeded to your child. Then he or she has to go and register the dead.

The lawyer could also have the letter drawn up that says you can stay there till you die.

Contact the lawyer who is in charge of your will and he should be able to help you deal with that. I am not sure what the process is there will probably be a gift tax on it or something because there is nothing more sure in life than death and taxes and we have to pay taxes on EVERYTHING!

Sign it over to them and them being your children they might abide by tour wishes or you could get a legal document.

It's called a WILL. Lawyers can put one together for you.
