i think that i have someone that wants to purchase my home and i need a contract to fill out and sign for the title company.

OK, if you've done your homework and are satisfied with offer - good job. You just saved 6% commissions. However, be careful how to close the deal.

Since you're unfamiliar with the forms and the title transfer process, I recommend using a FSBO (For Sale By Owner) company that gives you all the forms but also offers assistance to ensure everything is filed properly. You could use a lawyer but you'll pay $3-5K for the same thing a FSBO firm will do for $700.

Do the smart thing and get a lawyer to do this for you. There are many pitfalls in a real estate transaction and if you don't know what you're doing you're going to leave yourself wide open.

You've saved the big chunk by selling on your own. Use a bit of that savings to make sure that it closes properly!
