I work for a Real Estate agent and am unsuccessfully trying to collect payment for finding a renter for a condo owner.
This is the second time we have provided this exact service to this particular man, but this time he is dodging the invoices, emails, and phone calls for the payment.
What can I do to get the fee?

Have a collection agency take over the payment. Or at least threaten him with a collection agency. That should hopefully take care of it.

If you have some kind of written contract, small claims court might be a good option since it won't cost you much. Limits on dollar amounts are different by state.

But even if you get a judgement in scc that he owes you, you still have to collect the money, it just gives you more legal standing to do so.

I'm unsure what you can do about it now, however, in the future I suggest writing up a contract and have it reviewed by an attorney that you both sign before you provide a service to him again. Hope you get someone to help you out in order to resolve your current dilemma.

Squeaky wheel gets the grease. Hound him till he pays. Tell him you’ll talk to his boss and do it. If all else fails small claims court. Just have all your documentation of this action as well as previous ones for preponderance of proof and the person that rented the place would be good too.

Talk to his broker (boss) because the broker is liable for the actions of his/her sales agents. Plus they get the check. If you get nowhere with the broker, then file a small claims suit against the brokerage and report them to the department of real estate.

File in small claims court.

Anything else is just spinning your wheels and wasting time.

i think a third party could 'make' the guy pay up. that is after he gets out of the hospital
