Some people look at them and some do not - that is still better than no one looking Right!

If this is your marketing plan, you must do it repeatedly, a one time sweep will not do it at all. I suggest you do it each month for 2-3 months.

You also must have a minimum number of houses to place your fliers on, I suggest a minimum of 5000. You may increase the number as you go along. You are in a numbers game so as some have suggested some of your fliers will be thrown away. This should not deter your efforts. There is no marketing plan that will give you a 100% response other wise everyone would be doing it.

Once you have done this for 2-4 months I would put together a news letter, maybe one or two pages that you can bulk through the mail, n ow you will be assured that they will at least get into the house.

I find this method of marketing very rewarding and extremely economically when starting out.

Team up with a real estate agent that wants to farm or is farming in the same area as you and share the cost of the flyer. However, your best bet is to create a flyer for listed homes in your area showing them how much the payments would be if they did a 80/20, 80 and 80/10/10 loan on this particular property at it's current listed property.

If your website can prequalify buyers online, then have real estate agents place a link to your website on their website.

I doubt that you'd get much business that way, since real estate loans are not exactly an impulse purchase and people just want them at particular times, like when they're buying a house or want/need to refinance. And then they'll probably check a few banks, or big lending institutions that advertise all the time on TV. What sort of lender are you?
