I've never heard of one who actually helps, who gives a rat's behind whether someone is getting a bad deal or not. They all just seem to want to take the commission and run.

I'm not talking about just getting the highest price for a seller or the lowest price for a buyer! Jeez, people. I'm talking about making sure there isn't a red tag, making sure the home inspector actually went into the crawlspace, keeping up with deadlines, telling clients about easements, etc. etc. etc. I've never met a real estate agent who even knew how to go down to the Assessor's office and get records.

I can understand your frustration of selecting a really good real estate agent.
They want to be a Notary, insurance agent, doc signers, and then work part time. They actually get angry if you call them for information after listing your house for sale. They want to list your house for 180 days hoping that someone eventually sell it.
Well I have found a few agents that are good and have learned to do what is expected of them.
Don't give up, if you have use of an agent interview about 3 of them before selecting one, they should be able to give you a sales presentation of what and how they expect to sell your home.
Select one that you feel comfortable with, that work in one area and is normally a full time agent. If the agent can not tell you where and the names of schools located in your area that is probably not a good person to select. See how long they have been working the area. There are lots of questions you can and should ask an agent before you hire them.

I think it is incumbant on every buyer and seller to learn as much as they can about the market and the process so they will not be taken advantage of by an agent. This holds true for everything in life.
Agents are paid on full commission...you dont sell or buy..they don't get paid. Also, most agents do less than 5 transactions a year and don't bring a lot of knowledge to the table.

You're not looking in the right way, with the right strategies. If you're selling, you have to give them an exclusive for a certain time period, but you can ask them what they will do to sell your property to ensure that you get the best possible price. Then put a sliding scale that diminishes with time into the contract. Say, if they sell in the first three months, they get 3%, 2% after that. Offer the buyer's agent 3% at least.
If you're buying, find a couple buyer's agents willing to work based upon non-exclusive agreements, and play them off against each other. The one that finds you the property you want to buy gets paid, the other one gets zero.

I am truly sorry you have had a bad experience with your real estate agent. I know that you feel they are trying to take the commissions and run. Some are. Although I cant speak for them all, I can only speak for myself. I take pride in my relationships with my clients, after all, they are my bloodline. I sit them down from the beginning and tell them how I work, so there are no surprises. I'm sorry that you feel that way. When I was an average Joe, I had great experiences buying property with my agent. She was willing to low ball (during a seller's market) and negotiate terms to protect my interest as a buyer. It was such a pleasant experience that when I became a licensed broker, I hired her.

I think you are stereotyping a whole institute of people. Yes, there are realtors without a concious, and unfortunately they tend to get away with it. But to put them all down is ignorant. Shop around. If you feel you have been burned by a realtor, file a complaint with the realty board.
