The first step in the construction of any house is for the architect to prepare detailed drawings. Once these plans have been drafted and the appropriate planning permission approved, ground works can begin.We will then use your drawings to design the timber frame. An independent engineer will design all structural elements to certified standards and will provide us with a full structural report. Shortly thereafter we issue the client with a footprint/base drawing so your engineer can design the foundations. Your builder then liaises with your electricans, plumbers, architect and engineer to ensure the foundations and floor build up are constructed correctly.

Try http://www.eplans.com. I think they have the most experience in selling house plans. That's where I found the plan for my current home. If you have specific requirements about materials, I would just call their help line. That's what I had to do. Happy plan hunting.
