The original idea was someone else's - a guy named Billy Aronson, in 1989. He had the idea of updating La Boheme and putting it in NYC. Jonathan Larson was working with him, but he thought up the name of the show and moved the location [within NYC]. In 1991, Larson asked Aronson if he could write the musical on his own. Aronson agreed, and he has since gotten some money from all that Rent has made.

Beyond that, there is one lady that claims she thought up a lot of the ideas, but she went to court [I think] and never got any money.

I suppose other people helped him, but according to Victoria Leacock [Jonathan's best friend and one of the original producers of Rent], Jonathan did it mostly by himself.
