The house is a single-family home in a residental area with neighbors homes all around, and a scattering of pines around the house. When we bought the house last year, a terminte inspection was done as part of the purchase/contract, and now 1 year later, I'm curious how often this should be done. Annually?

Probably at least annually. I live in Dallas, and I had to have a sentricon system put in. They inspected every month for a year after the system was put in (I had termites). Now they just inspect every three months.

Check if you have little mud tunnels up the side of your foundation from the ground, or if the wood around the bathtub/shower area has been eaten on.

I purchased a package from Arrow Pest. For $200.00 dollars a year. They come and do a full inspection inside and out. Then they come every 4 months and check around. If I have any problems with spiders, ants, or even termites. They treat it at no charge. Your home is a big investment. You need to protect it.

I would not pay for a full termite inspection annually. What might be more worthwhile and cost-effective is simply to get a maintenance contract with some exterminator like Terminex or Orkin. As they spray for bugs, they can alert you if you have termite activity.

Termites can do their damage fairly quickly. I would arrange to have a reputable extermination do a preventative barrier application around the foundation of the house. I would also arrange for a yearly inspection thereafter. In your ares, it will be money well spent.

u can inspect yourself for free, study look for signs, keep dirty off building etc
