In an apartment lease contract, I find the term "Prorated rent of $0.00 is due for the 1st month." If the term of the lease is July 1st, 2006 thru July 31st, 2007, would this term mean that rent due for July is $0.00 or would this term be superfluous and have no bearing on a contract that begins at the begining of the month? Please give supportive reasons for your answer. Thanks!

the wording $0.00 exists on the contract. It has not been left blank, does this your opinion?.

It sounds like the first month is free. The remainder of the lease may provide important information - and that would need to be reviewed in order to form an oponion. Secondly, you may simply want to ask the landlord whether you owe any back rent now that it is August.

Prorated rent is when you move in say on the 15th of the month. They prorate the rent so you only have to pay for the number of days you actually live there that month. Since your contract begins on the 1st, there will be no prorated rent due. Hope this makes sense, but that's the way it works. I was a landlord at one time, so that's why I understand the contract.

It's odd that it's a 13-month lease, from July 1st, 2006-July 31st, 2007. It sounds like July 2006 is $0 rent.

FREAKZILLA is correct. If you moved in on July 1st, they would charge you a full month rent for July. If you moved in after July 1st, there would be a prorated rent amount. For example, if the rent is $1000 and you moved in on July 15th, the prorated rent for July would be about $500.

that means all rent is due on the first.if you would have moved in or signed contract any other day but the first there would be a dollar amount there . but since starting the first it would be a full month there is no prorate
