Well, did you state "no deposits returned for cancellations.?'

Depends on the exact wording of the lease. We use TAA forms and they are very specific. There are many things to throw out the return of a deposit-if they back out or do not sign within 3 days of being approved, they forfeit. It is all in the contract. If not consider revising your forms.

What did the contract say? Is it non-refundable? Or subject to return if the unit is re-rented?
