I know most of So Cal very well and all of So Cal fairly well. Do you have to be in Laguna Beach or is Saddleback an option? LB is expensive but your choice of product is intriguing.
Since the products are a narrow market my best recommendation is to keep it small and charming. Keep the overhead and the monthly burn rate as low as you can to give you time to become established.
Of course I don't know your capital reserves so it is hard to answer any better. And try to secure a line of credit but only use it for emergency purposes or for a short term float for pending receivables.
I'd like to see it next time I'm back.
