All property with mortgages have charges - if you are saying you have a second charge on the house, yes you can remortgage but it may be a condition that you settle the second charge. Need any help e mail me. Good Luck

Yes you can,but as your first respondent said you have to clear the other charges or take a second mortgage with the appropiate charge agaist the property.

subject to the appropriate charge on your deeds you should be able to refinance and pay them out, if your LVR is right you might even be able to go to an unconventional lender and pull some more equity
