It means the seller is some how desperate to sell their place. It is usually a good thing. These type sellers will try to go for a quick closing and willing to come down on the price little bit.

You are talking realestate. You put forth every thing you have inside of you to sell a house or property. Motivated is how much energy you put into your self to make sells. It requires self discipiline, organization, zeal, apply yourself to get the house or land sold. It would require you to not be pulled down to where you lose your self esteem if something doesn't sell and you lose your commission. Keep your head up and say the next one will sell faster. You can do it and keep telling yourself the reason why you are wanting to be a seller. Don't give up. Yes, if I were you I would ask the seller to agree to a land contract. It may be up to the individual seller. I don't know for sure if this is a mandatory contract or not. Doesn't hurt to ask.
I won't take up any more of your time on this. Also just for future reference it wouldn't hurt to have a private lawyer sometimes legal affairs do arrise on these matters. Also the lawyer can look into all the legal matters for you as well. I hope I have helped you. Most of all have fun. If it becomes more of a headache for you selling then the job is not for you any way and your drive won't be there to help the motivation. I wish the best and may God bless you in this as well.

A motivated seller means that the seller is getting into a bad situation, they're running out of time.

They would probably accept a six pack of Pepsi and the promise of fifty bucks a week. Well, not really, but they would probably negotiate quite a bit on the price and the terms of the sale.

A motivated seller wants to or needs to sell. They have some reason or motivation to sell. You want to buy from these people (if it's true and not just a real estate agent's marketing ploy) because you can get a deal!

Yup, that means he/she is willing to work out some type of deal.Maybe not your deal.Or they may have to sell.
