Dear Joey,
There is a book by Michael J. Stryczinskie (misspelled last name, he did the Babylon 5 series on TV) about writing a script and selling a script. It is excellent and though i am unsold to this point, i have gotten more positive feedback from those I am shopping too than before. Read it and follow it. If it is truly good, they will buy it.
