What is a good boarding price for Weddington, North Carolina.?

The barn is brand new complete with trails, an indoor and outdoor arena, feeding, blankets for the winter ect. What is the reasonable price?

Is turnout and daily grooming included in the "etc"? If so, I might pay as much as $450/month. If not, I would pay $300.

Unfortunately, boarding places are upping their prices to that of being ridiculous but if you can get a price for around $12 a night then it is OK at today's skyrocketing prices.
