I think you can if there is a disclaimer on the rental form, "if any of this information is found to be false, blah, blah" to that effect, then you can.

Yes you can.
But before you do, check with the local courts first. You would have to take the tenant to court, and have the sheriffs department to remove them. The lease is a binding contract, and they would have to be honest when filling it out. If they falsified any part of the lease, that there is a crimminal act.
You may bring charges against the tennant by calling the Police and having them lay a charge against them.
Being a land lord is a risky thing, but if you can have some one with you why not confront them first. Maybe there was a reason that they did what they did. But don't let them play mind games with you. It could be that they just got released from jail.

You probably need to check with an attorney. Unfortunately, my guess is not unless it is stated in the lease that it could be terminated for false information. Also, it could be argued that you should have checked the rental application prior to signing the lease. The laws are usually in the renter's favor. Good luck.

yes if there's a provision in the lease that says all you have to do is give 30 days notice to terminate the lease

What exactly was false on the application?
Would it have made a difference? For instance, did she say she was 35 when she really is 41?

If you are the landlord you should know the answer to that. For lying on an application I would think that yes you could.
