Large Bathroom, clean bathtub and surround, a large vanity around sink and storage. Good lighting in bath and extra outlets for makeup mirror, blowdryer, rollers, etc. Kitchen with plenty of storafe and counter space. Closets, closets, closets. Low maintenance yard. Secure parking and well lit surroundings. If the house needs to be updated, it should only involve painting and decorating. Hopefully an open floorplan in living and kitchen areas so they can have their girlfriends over to cook, drink wine and watch Project Runway

I am a male, but I feel I can answer this question quite well-- when a woman is looking to buy a house, it is usually because she is ready to settle down and have a family (if she hasn't already started a family). She will be looking for the following:

Large Master Bedroom and Master Bathroom (so her and her husband can have the space they need as the family grows, since space will eventually be limited.
Large kitchen/pantry area (for when the husband's friends come over, or relatives come over for the holidays, and extra food storage space for the kids to have an endless supply of food without having to run to the store every day with kids in tow).
Large Livingroom (to ensure the children have play space, without interfering with the husband watching the big football games).
Closets, closets, closets. One can NEVER have enough closet space, especially when after first child is born-- as one child outgrows the clothes, they go in the closet for the next child to wear.
Nice design on the outside-- Women tend to take pride in their home's look (men worry more about functionality, but women also like to make sure it is pleasing to the eyes).

I always look for a roof that does not need to be replaced, plumbing that does not leak, windows that work well, an A/C unit that has been properly maintained inside and out, no cracks in the walls inside and out, and no signs of termites. Anything other than that I can handle as a renovation.

Closet space, big bathrooms and for some a nice kitchen. Entertaining areas follow closely behind those.

10 ft ceilings, beautiful wall designs, and a huge master bath with a garden jacuzzi tub and lots of closet space. oh yeah, a big kitchen is also a necessity. Good luck.
