I own a janitorial company, how do I get contracts with buildings?

You need to market your business. Get out and talk to office management staff, network in your local chamber of commerce and even hire a sales rep. The more you get the word out, the more contracts you can get!

companies will tender out the contracts, so than it is upto you to place a bid to get the contract. The lowest bidder than most of the time gets the cleaning contract
