The Aztec people thought that Cortez was the embodiment of Quetzalcoatl, one of their gods. So one part of that was them opening up to him out of 'respect'. Another was that the coastal peoples hated the Aztec for forcing them to pay tribute to Tenochitlan, and were willing to help the Spaniards conquer them.

Pizzaro was in South America - and at that point, the Inca Empire was already split. The king had died and the two sons were contesting who was the proper heir to the throne and the peoples were split between loyalty to the father (the mummy cult of the Inca.... 'nother story entirely), and each son, splitting the Empire into thirds. Neither son had 'ruled' long enough to have any true power (because power was not inherited, it and possession still belonged to the dead king) and so they were a rather easy conquest.

In Florida, the Appalachi were essentially conquered by disease.

And it was from those three primary locations (Peru, Mexico and Florida) that colonization was based and expanded.
