If there is a way, let me know and we share what I will claim and get!
According to Greek laws, an island can not be owned by one person, since beaches, air, sea belongs to the state, ....
Of course there are some islands that "belong" to individuals! When there is the appropriate wealth, connections, power, .... even constitutions can be arranged!

Almost all islands, excepting those that have recently sprung out of the ocean; are owned already, but can be bought. In Asia there is a company that is making man-made islands for sale, for real estate development. They are pricey but would be an incredibly good investment.

Take an amphibious landing force. approach at night. Land discretely, and take positions on the beach. Local police forces, and/or military installations should be taken out by airstrike at this time.
Move inland, shooting freely at any signs of resistance, until the central point is taken, preferably on high ground.
At this point, radio through to the UN, declaring the end of all hostilities.
Refuse any negotiation and wait for the American envoi.
When they arrive, offer an exclusivity on MacDonalds, Coca-Cola, Microsoft and Hollywood movies, also allowing the CIA to land freely on your island, and use parts of it for their clandestine ops.

The whole island should be yours within the year.
