If so, how do people who have had a bankruptcy rent an apartment?

I have never check anyone credit I rent to . I own 12 houses and only evicted 1 person in 8 years . I made a super long rental form and keep asking misc question . You can tell about someone in 15 mins and then I go with my gut feeling on it . If someone a dirtball , super religious , can't find the property after calling for direction , has a beat up car , ect I stay away from them . I've rented to people before with bad credit and had no problem . Then again I rent nice houses and I keep them up . Most of the time I get 5 or 6 people to choose from and I rent it to who seems like the least amount of headach .

Most landlords that have had rentals for any length of time do check some type of references, whether it is court records (most places it's free), credit history, etc. They have to, they have bills to pay, too.

Ppl with bankrupcy may need to apply multiple places before they will find one that will rent to them, but eventually they will find one. They can choose not to rent to you because of your credit history, it is their prerogative and is not discrimination (in the legal sense).

I would just be up front and explain to them the reasons for filing, and offer good references, and extra deposits, if needed.

Since evictions can take 6 months, and are a huge headache for the landlord, most are pretty careful who they rent to, or will ask for a lot of $ in deposits up front.

You would probably have better luck getting a rental from an individual than a large corporate landlord.

Why do you think so many people have roommates, or live with their parents?

Most landlords and especially most commerical apartment companies do credit checks before allowing you to rent. Each landlord may have their own way of dealing with people with bad credit, but since they require a security deposit before you even move in, and they can kick you out at any time, some people might not be that concerned that you've been bankrupt.

Depends on the Landlord. If you rent from the kindly old lady down the street who's known you your whole life, probably not. But if you rent from mega apartment complex, most certainly.

If you have a credit problem, ask if they do a credit check. If they do and you really want the apartment, be up front and explain the problem and be sure to give examples of your good credit since the black mark on your history.

All of the places I have rented from have checked credit reports. Credit is not the ONLY factor that determines if they will rent to you. Having a steady job, and decent wages (compared to the rental amount) is also a big part. If you don't quite qualify, often they will allow you to get a co-signer. A co-signer is someone who agrees to pay your rent if you can't or don't. The co-signer does NOT have to live with you or be related to you, however they must meet the requirements set forth by the landlord.

Yes, they often do, if it's for an actual apartment complex. If you want to avoid the credit check, you may be better off trying to find a "flat for rent" or house for rent instead. A private landlord is less likely to do a credit check than something with a management company.

Because a credit history can speak to character too. You dont pay your bills how does the landlord know you won't trash the place since you can't be responsible for things in your own life? Furthermore everyone does need a roof but people who have worked hard to buy something themselves are not required to let you stay there harsh reality there are always shelters.
