I purchased a house two years ago and I found the house and all the realtor had to do was signed the paperwork and he got big bucks. My husband and I is in the market to buy another house and I wanted to know did we need a realtor to buy a house or could we write a contract and neg on our own. We will be renting the house we currently own.

No, but since the seller pays the commission...strike a deal with your buyer's agent for a little cash kickback after closing. Happens all the time.

As a Realtor for 15 years, You extremely did different the artwork your self - you do no longer extremely desire a Realtor at this element - yet there are alot of inherent advantages to bringing one in and ending the transaction. you probably did the annoying area (looking a house) touch a "fee for provider" Realtor on your area to attraction to up the stunning records (no longer purely the contract) and over see the finished transaction. they could value you a realatively small fee for thier time and centers. the main necessary area is which you're actually not getting burned, your Realtor might have E&O coverage to guard you, and that each and every thing is finished properly. A good deal isn't tons in case you have become screwed!

As a Buyer, you don't pay commission. Sellers pay commission.

Why don't you research and find a good Realtor to work with instead?

Looks like last time you didn't get a chance to appreciate your Realtor's work since you just used them to execute a transaction. My suggestion is to find a good Realtor to use for the long term. A good Realtor is another advisor which I recommend you have on your team. That investment will take you much further, financially, in my opinion.

You do not need a realtor...however, you should consider the services of a lawyer instead. Start with the bank you plan to use and ask for their assistance. And keep in mind that the seller might have a realtor.

You can do everything on your own. But the seller probably retained a realtor already, so the realtor's services will be priced into the house anyway.

A Realtor will look out for your best unterests in any transaction. Beware of the "kickback" answer because it is illegal. You can be fined and the agent can lose their license.

I bought my house on my own. And the seller sold it herself. I actually got a great deal because the seller didn't have it appraised. But sometimes FSBO will be over priced. Always make the sell contingent upon an inspection and appraisal.

you avoid all the fee's that realtors charge by purchasing a home sold by owner.

I wouldn't recommend doing your own contract, but there are some services that will do that for you if you want to go it on your own.
