In this case, it would be a good idea. Normally, appliances such as dishwashers, water heaters, furnaces, air conditioners, etc have 10 year warranties. (You don't expect the original contractor to buy the more expensive ones with 15/20 year warranties do you?) My house was 3 years old when I bought it. The dishwasher went out in the first month, and that paid for the cost of the warranty.

It is not absolutly nessecary, but it is a good idea to get one. It covers things like water heater, air conditioner, roof, etc, Ask your realtor for a list of Home warranty companies. You could even try to get the sellers to purchase it for you as part of the offer. Good luck.
In Indiana they run around $300. and it is good for a yr.

There's a lot of the home warranties now that exclude so many things that it may not be a good deal. My realtor (good friend) researched about 5 of the bigger ones out there and got this one for my wife and I.

If you can get on great. it covers you if what is on the list of the warrantys .
