Don't make them believe you are desperate, you certainly sound so... but don't let them know that. It will certainly affect the amount they offer, or they will look for other concessions.

It is becoming a buyers market... again. But there is no sense losing anything on the deal.

Unfortunately, there's not much you can do. It's up to them. If you seem pushy, they will either become suspicious (is there something wrong with the house?) or know that you are desperate and will probably make a lower offer than they are prepared to make now.

However, you should remember that they may be playing a game to see if they can get you to make/take a lower offer. They just might be as anxious to buy the house as you are to sell it.

Be patient and see what happens. It's your best chance.

Nope, back off is really the only thing you can do at this point. If you push, they may run away just to get away from you, thinking there must be some reason you're "desperate" to sell your home, and they don't want to find out what it is. Just relax, and try not to think about it too much. If you can, go to a movie or something, that's what we did when we got to this point. When we got home from the movie, the answering machine was blinking and we had our offer. It's kinda like watching a pot of water start to boil, if you just sit there and watch it, it seems like it will never boil. Good luck!

You could offer seller financing if you are in a position to do so. It gives you regular return plus interest, and it might help them qualify for more house than through a traditional lender. Don't be too eager, though, I agree with the others--being too eager will lower your offer.

If you have contact information, I would call them up and simply give them a polite thank you for walking through the house. You might end on the note that they seemed like nice people and you think they would fit in well with the neighborhood. Sometimes a quick, polite follow-up says everything you need to without actually verbalizing it.

You can offer some perks, like you'll paint the interior their choice of color, or replace the carpet. You should watch the show Sell This House! on A&E to learn about the things you should do to make your house sell faster and for more money.

If you call them and suddenly lower your price, they'll lower it even more when they make an offer. If this is okay with you, then lower your price. Or better yet, let them know that certain bonuses are added in: you'll pick up some of their points, or leave all the appliances, or pay for the inspection, etc.

It's possible they're just trying to make you nervous. Likewise, you could say that you have somebody else about to make an offer on your house, just to make them nervous. But that would be dishonest.

Don't trust your real estate agent. All he cares about is selling your house as soon as possible, not getting you the best price.

Tell them that you have just received another offer. This is a gamble since you may end up with them saying fine sell it to the other people.

You really don't want to attempt to pressure them it may appear that you are anxious and they may lower their offer. You just need to sit back and relax if they want the house they will make you an offer.
