any one have any local marketing ideas that I may be missing? We have little money to market with so cheap is the best way to go!

Have you considered the liability issues involved among other things? I would shop the insurance costs before making any big plans. That may price you out of the market or make it really expensive to operate. At the very least, if legal in your area I would require the tenents to provide proof of insurance or waivers of liability while on the premises.

I doubt you would have much trouble finding tenents if the location and amenities are right. Word of Mouth will certainly go a long way. You go even offer a "buddy" plan. For example, offer reduced rates if they come with someone else.

I could think of a bunch of attractive amenties. Like offering life alert systems, wheelchair accessibility, transportation services, social activities, etc.

Market to only Alzhiemer's patients then have all of the apartments with the same key locks. Give everyone the same key and different apartment number so when they forget the apartment number they still can get into an apartment. No one will remember and no one will feel as though they forgot thier apartment number.

You could contact your area family service center. They know people who are in homes that may be looking to move to an apartment. Also, churches are a good place because there's lots of older people there, they might let you post a flyer.

Contact your state license authority relating to regulations concerning seniors. There are different divisions for licensing for the elderly. Do your homework before spending any money. Many times the stae agency's can supply you with names of facilities that are looking for help, or that might be available for sale. Check out web site www.nce1031 for facilities for sale.
