i own 7.5 acres of farm land and i am looking to find out my rights, what we can do on our land, we cannot find out any stright answers from the coucil, they tell me to put in an application. but i only need some info while we are preparing the land.

You can find out from the land registry whether there are any restrictions on your land:

This may include specific prohibitions on things you're allowed to do. Generally speaking, you can probably farm on it. All other uses would be considered a "change of use" which requires planning consent from the council. This is determined on a case by case basis, although some councils have policies. If yours doesn't (or if they won't tell you what it is), you could try to contact the councillor who chairs the planning committee, or you could simply ask the owners of nearby land, especially anyone who may have had a planning application recently. Otherwise just submit your application and see what they say.

try the national land registry - I think they are in Birkenhead, near Liverpool. They have a website too.

Your local Council should be able to let you know if the land has been included in your "Local Plan". This is a statutory requirements and I would suggest you go back to your planning department and insist on some proper help.

Failing that write to them under the Environmental Information Regulations, which is similar to the Freedom of Information Act but covers all things flora, fauna, biological etc...

The Land Registry will be able to tell you. It depends on what part of the country you are in as to which office you need to contact - in the south west they are in Plymouth. Your solicitor will point you towards the office you need,

I can tell you now, if you have got a Footpath across your land, it is ILLEGAL to block it off without getting the local Council to officially divert it. If you divert it yourself without the proper agreement from the Council, you will face a hefy fine, and possible imprisonment (a landowner recently blocked a footpath and was fined several thousand pounds, had six months in prison and was forced to reinstate the footpath).

Also, you should have a certificate of title (or similar) which should list all restrictive covenants on the land. This will be able to tell you what you can and can't do i.e. development wise.
