We live in a manufactured home that is approximately 13 years old. We have just found out that we have a "50 year roof" but that 2 skylights were not installed properly and are causing leaks. We don't have the money to replace the roof and skylights and cannot get a loan to cover the expense. What can we do to minimize the damage of the leaks? Neither my husband or I have the skills for doing the reroof ourselves.

I see the pickle you are in, and I may be able to help. There is a product I've been using lately in my biz that you can buy at Lowe's or Home Depot for $4.25-4.50 a tube. Pro-Series Quad polyurethane caulk (white).

The first step is to clean the area to be sealed, so you can get a nice molecular bond. Use mineral spirits and remove any grime, mold, grease, loose material, etc. from the affected area. Lay on a thick bead of caulk and work it in to the area with your finger until you have a nice seal. Seal anything that looks suspect, and go around the entire parameter of the skylights. Try to think like
water and ask yourself where it might try to gain entry. If you are careful and diligent, you will be successful.

The polyurethane does well with adhesion, u.v. resistance, and expansion and contraction. Good luck and God bless you!

If the problem is improper cauliking around the skylights, then get some tar (it should come in a container that looks like a tube of caulk) and caulk around the skylights. The problem could also be improper flashing around the skylights (the flashing is ussually metal and it connects to the skylight and slides under some of the roof shingles. This should be much less exspensive to fix than re-doing the whole roof.

Your leak is caused by one of 3 reasons a hole in the roofing , a dam (something causeing the water to run under the roofing) or the flashing along the skylight itself . whichever you will need to inspect each one

Its either leaking around the metal trim or under the flange which should have been covered by the shingles. The only cheap[ solution is to by some 100% silicone caulk and apply it around the light. It wouldn't be long term unless you remove the light and seal under it properly but it will help.
