You are contradicting yourself. Agriculture is the least profitable way to use land. So if you are concerned with profitability, you need to consider building. If this is out of question, you could consider a high-value animal-related use (a horseback riding school, a pet hotel, or a pet breeding program). Obviously, this is only going to make sense if you are close to a large city.

If you are still dead set on farming, you need to explore high value-added crops. What those would be depends on where you are located.

It takes a lot of land to support livestock, so I would concentrate on vegetables. Oilseed rape is a popular crop, but I would go with fruit and veg. You can save money on fertilisers by using traditional crop rotation. Something like Norfolk. You can have livestock to provide natural manure, and goats can also help maintain pastures. Do not forget that Defra will have much to say on what you can and cannot grow,

You will also have to look into how you are going to market your produce. Farmers markets are very popular. You could sell food from your premises.
