Utilities are included. And, if you were looking for an apartment to share with someone, would you like/dislike it if the deal was:they pay the whole rent and you gave them half?

PS, this is an apartment with a room I'm rentiong out. I'm not looking for a room, just a roomate. So far, everyone is too picky and too cheap out here.

In my town, it would be an average price. 30 miles to the north, it would be way underpriced. 30 miles to the south, it would be way overpriced.

Without knowing where the property is located, no one can really give you an accurate answer.

Too much? $450 wouldn't get you a closet in my town, so I would say it is relative to where you live. Is is a 2bd 1ba house? Apartment? Mobile Home? Condo? Does it have a garage? laundry facilities? stove/refrigerator? storage? security? pool? Don't forget location, location, location.
You need take stock of what is being offered, then set the price based on what others are getting for a comparable rental.

If I knew someone who had a sweetheart of a deal, like their parent's condo, and they were offering me what I want at a fair price, I wouldn't care if my rent was covering for both. After all, if nothing out there is better, I would be getting something the same or worse for the same price. If I was in the other person's shoes, I'd do the same thing, so why not understand that? That person can offer it to anyone else, but they offered it to me, so as long as they are honest about it, it's cool. I would be awfully angry, though, if I found out about it after I moved in and not before.

Well, just know that you would be a sublessee and probably not on the actual lease. Make sure the tenant is legally able to sublet to you and get it in writing. Keep in mind that as a sublessee you would be on a month to month tenancy and could be given 30 days notice to leave at any time for any reason. Have all the particulars as to what utilities you are responsible for and everything else in a written agreement and make sure you are compatible with this person. A 2br 1 bath is a small space to be with someone you cannot stand.

PS, pay by check and get receipts; ALWAYS.
