Where state do you live in and what do you pay for late fees when your rent is late, and what do you pay for rent and how many bedrooms do you have?
This is being asked to research housing issues and to see what is the norm now days.
I am in a 2 bedroom mobile home about 14 x 40 ? small anyway. I live in a small town in northern to north central mn and pay $395.00 month and if rent is paid after the 3rd we are charged a late fee equal to 10% of rent and in addition to that another $5 dollars a day after the third of the month. Which comes to almost half the rent if a month late.

The thing with this is though April of 2005 a large tree fell on my house breaking a few rafters and damaging the cielings in kitchen and bathroom and to this day the cielings were never repaired only the rafters, the outside wall seems to be sinking of seperating from rest of house frame and landlord knows about it, he got settlement from mayor and insurance for damage (mayors tree fell on house) he said he only got half of settlement cause he knew tree would fall and did not tell mayor. I have two kids 9 and 12 living here also and worry about the house colapsing.
Also have outside wall below window in bathroom that is rotten and almost gone totally and wall behind stove in kitchen which is drywall is deteriated and not sure why. But land lord seems to not care about property just his money. He is rarely around and lives in the trailor park. He bought this park of 10 lots for 44,000 about 3 yrs ago and started good but now lost interest on how the park is doing as long as he has $$$

That sounds reasonable. Central Tx, $525 2 bedroom 1/2 bath.$35 late fee after the 3rd day. $10 each additional day

I rent a townhouse in Illinois. It's 635 a month for 2 BRs and one and a half baths. We do have late fees for rent which I believe are 5 dollars a day after the 5th late day. Most good landlords will implement late fees. Why? Because it keeps the chronically late payers from doing just that. It also helps to deter potential tenants who know they don't pay rent on time. Not getting rent from tenants on time is very costly to landlords. That's why in the lease it will clearly state what day of the month the rent is due. Legally, a landlord can bybass the whole late fee thing and start eviction processes immediately if rent is late. Landlords are business owners and need to make profits just like anyone else.

I live in a 2br 2 1/2 bath townhouse in Kissimmee FL and rent is $595. My rent is due on the 29 of every month because that is the day that I signed my lease, when it is late they charge me a $25 writ fee and then $5 every day until the rent is paid in full. They don't give no grace period to pay it in but I think there should be a 3 day grace period personally and so do many other people that pay on my street. Man I tell you these real estate places sure are getting rich on late fees and writ fees, they are totally wrong and taking advantage of hard working people like us.

I also live in a small town in Northern California I live in a 1 1/2 bedroom and 1 bath cottage $745.00 a month $50.00 late fee after the 5th of the month. The ceiling in the back room fell in because of rain in Feb. still not fixed oven got fire with out being on in March still not fixed I think I have a slum lord. I've been here 13 years.

$1450 in Beverly Hills for a 2/2. I've been here for 2 years. Rent now goes for $2100 - $7000. I'm not moving.
I've never been late, so I don't know what the fees are. My landlord is older than God, so he isn't good with repairs and maintenance.

Los Angeles CA--$1200/mo for 2BD Apt., $50 late fee if not paid by the 1st, after three days, if not paid in full, kicked out.

I live in SoCal, i dont know what the late fees are because I've never been late, rent is $860/mo for 2bdr 2ba

Call the housing inspector.
They will force your landlord to make the necessary repairs.
