My parents can't help, but my Grandma can (financially) without it affecting her standard of living. I don't think I'll need much help, but if I don't get help I won't be able to afford any type of housing. Sometimes my Grandma is in a mood to help, other times she's not. Should I even ask? A friend suggested I should bring up the topic and try to get her to suggest that she help. I don't know if I want to manipulate like that.

I do plan on paying her back.
Actually, it's a condo, and most of the reason I need help is for the home owner association dues which covers insurance, maintenance, and everything except closing costs, principle & interest.
I don't need a lot of help, I can afford most of it on my own, I just don't think I'll qualify for enough. I'll probably only need about $13,000 but maybe as much as $15,000. Hope this gives more details.

oh, and I don't feel comfortable trying to manipulate my Grandma. It just seems wrong.

Depends on if you are going to pay her back or are asking for welfare. If you are going to pay her back, then ask. If you are asking for welfare, no. Also, how are you going to afford things like roof repairs or plumbing repairs if you cannot afford a down payment?

Ask her to get you a good mortgage (good rate) and propose to pay off 50% of it at the beginning and once you feel financially confortable (like 6month to 1 year later) assume the mortgage completly.

Tell her that all this will be officially done in writing with a mortgage cie or a bank. Even better give her a name and phone number of the loan officer.

She will see that you are dead serious about it

Shouldn't be a problem to get her help.

Now can you fulfill your part of the bargain?

I wouldn't even feel comfortable asking, or pushing her to offer help. I would want to do it on my own. But if you feel comfortable asking her, or trying to get her to offer help, then go for it. As for how to manipulate her, I can't offer any advice there. Sorry; I can manipulate some people, but Grandma isn't one of them.

no, don't ask your grandma. what are you thinking?!
why would you put her on the spot like that?
If she offers --that's one thing.

you could tell her that you don't have the money right now to get a house/condo, and if she offers to help- THEN you have your answer.

I would ask her to help with the promise to either pay her back or provide her with some service in return.

My house is inherited. My grandmother owned it, now my mom owns it, and when she goes, I own it, and then when I have a daughter, she will own it.
