Once you pass the test, I think you still have to apply for your licence. There are both agent and broker licences. You probably need some experience to get the broker licence. Try the real estate agents in your area to see if they are hiring?

A loan officer is usually with a bank or mortgage company. Some larger real estate firms may also have them. Earnings depend on sales in both cases. The more you sell, the more you earn because you get a commission, a percentage of the sale value.

The last part of your question should have been covered in the course you took.

Ok, I am going to be taking my state exam for R.E. Have you passed the course? As soon as you get your license you can hang your license with a licenced broker. Then you submit paperwork into the Commission to become an active associate.
If you are looking to invest, then you had better have good credit. If you mean selling houses, you have to pay your fees to be active in the MLS, that is where you get your houses. Hope this helps.
