we are renting from a good friend of my husbands. but,our first year is up and he has not offered for us to sign a lease or contract again. but has not told us otherwise.

The real question is how good of a friend he is? and how much can you trust him?

Other than that, generally speaking the fact that there is no contract is more of a risk for the owner than for renters.

If I were you i'd keep it the way it is now.

Unless of course you really want to stay for a certain amount of time in this location, in that case yes, defintly try to obtain a leasing contract.

Typical practice is to go month-to-month after the lease expires. Just ask him if he's willing to do another lease!

yes,and get a copy of it.That way you will know what your obligations are and what the landlord is responsible for.Also you can refer to it if there is a discrepancy who is suppose to do what.
