Use one of the several flat-fee MLS firms who will put your property on the area's Multiple Listing Service, the list all Realtors search when looking for their buyers. You will get zero customer service when it comes to buyer negotiation and communication, so that will be your dime... be prepared to spend lots of time answering calls, running ads and hiring people to fix things during the negotiation process. You sure its worth the 3%?

Are you prepared to travel to the property at a moment's notice to show it? If not, you'll probably need to move into it so that you'll be available for showings.
If you want a quick sale on an out of state property, your best bet will be to go with a local agent. Typically agents get a better price, usually quite a bit more than the commission so you're better off with one than without one.
Be careful of the FSBO sites that promise to list your property with the MLS. Many realtors won't show those properties since there is no seller's agent to handle the paperwork and coordination for the seller's end. At best, you'll be paying half commissions. You might as well go with a full-service broker and get the best price and fastest sale possible.

Do you plan on returning to the state at the drop of a hat to show the property? Do you have the proper disclosures and contracts? Do you know what is legal and illegal in advertising? Do you have lenders, attorneys, title companies, appraisers, etc lined up?
Quickly and FSBO do not normally go together. The best way to get it sold quickly is thru a REALTOR. You do not have access to the resources that a REALTOR does. List it, price it right, and it will sell quickly. It will be worth it.

Really, if the home is out of state, you are going to need an agent to show it, etc. You can hardly sell a home without showing it, so you need someone who is available to do that task.
