I seem to soften and let the customer tell me what they want and close smaller than the amount (dollar or item) then what I could or go in with. What is your clue to get the customer to say yes sooner before I begin to buckle and lose money?

put it in your head that the price you want is the only price there is, and your product is the best, along with confidence you should be fine

Selling is effectively matching somebodys requirements, with your offering. If you can get the customer to keep saying "Yes" because you are meeting their requirements you are halfway there. Finally, ask for a commitment.

For example, if you are selling a car and the customer wants a rare, 2 seat sports car, in red with power steering, you are going to get closer to "Sticker" price than if you promote a Ferarri instead of a Ford.

Emphasise that your product or service matches their requirement, and go for broke. If the customer is serious about your offering, they will probably try and "beat you down" to save themselves some money (who wouldn't), but if you have matched their requiremts to your offering, stay firm on your price, reitterate that you are matching their needs (this may take some time if they are after lots of specifics) and then ask for a commitment.

This Ferarri is a 2-seat sports car, has power steering, is in the classic Ferarri Red, and is one of only 100 made. Now I know the sticker says £1,000,000 but if I can drop the price to 999,000 will you will buy today?

Assume the sale.

Cars (this would probably work for real estate,too)- "I'm glad you like this car... it's one of the best on the lot." Assume they like it enough to buy- "Let's go talk to the finance guy/lady and get this thing started..." Then WALK... they'll follow. (My husband used to sell cars at a dealership.)

Retail store- "That dress is beautiful. Let's get it to the counter and I'll ring it up for you." WALK!.. they'll follow.

Assume that what they've tried on/seriously looked at is what they are buying. Offer to take items to the counter.
