If it's a bank repo, you shouldn't have to pay anything. If you're lease is about to expire, yes you do.
Remember that an eviction does not take 90 days. You can be evicted quickly. Once the rent is late and a warning is issued in writing from the landlord, he must wait 4 days. Then he can file for an eviction. The court must grant you 10 days to pay the amount owed, in which case the eviction process will be cancelled. The court appointment will be at the end of those 10 days and if you can't prove rent was paid you will be out on the spot.
When an eviction takes place all personal property within the property is under the landlord's control. He has the right to withhold it from you until all moneys are paid.

Yes. It is a part of your agreement that you will not only pay the rent for the entire tenure, you also need to let them know in enough time that you will be moving. Good Luck.
