Without a broker working for you, you can't. Advertise in the classified ads. Take out special ads for your place if you really want to sell it. Try Craig's List on line. Look for other classified sites to sell from. If there's a weekly shopper in your area, advertise in it. I've found it to be much more effective than newspapers. Tell what you love about the place in your ad. Talk about the pluses you've noticed in it. Set your price, raise it a little, and advertise that. When you come down to what you really want, the buyer will feel better about buying at a "discount." Make sure the place is clean when you show it and you should repaint where necessary. the kitchen and toilet are prime areas of importance. Make sure they are bright, clean, and fresh looking.

You can try calling your local Board of Realtors for your City/Town/whatever.

don't be surprised if they tell you they will not allow you to advertise it on the MLS though! MLS is for listing pools, and unless you're offering a comission to the selling agent, you're probably not going to get it listed.

but if you DO, by chance, get it listed on the local MLS, don't count on it being sold. realtors don't work for free, and an agent is most likely NOT going to bring you a buyer, since you won't be paying them any commission, and the realtor will have to do twice the work.

think about it: would you do twice the work at your job for ZERO pay? Of course you wouldn't! So don't be surprised if the local realtors don't try to sell or show your home if you DO get it on MLS.
