Put the rent moeny into escrow and provide the landlord with a receipt of the deposit on your monthly due date. Once he gets the roof patched then turn the account over to him.
Did the same thing in an aparment I lived in. They refused to fix my toilet that wouldnt' flush.

Pay the rent this time and then tell him that the roof needs to be fixed or you will not pay the rent until it is. Make sure you put it in writing and have a copy of it.
Make Sure you pay the rent this time because you need the issue to be about the leaking roof NOT about you not paying the rent. Make sure it is in Writing. Take some pictures of the leaking roof or water for proof.
Better yet. Pay the rent and plan to move if they don't fix the roof and if you can not move then maybe you need look at a better option than not paying the rent next time.

Local laws vary on this issue so do some research on it first. In my area if a landlord fails to make a repair then you can subtract the amount for the cost of the repair from your rent. But you can only do this up to a certain dollar amount , and that amount is set by your rent. Also you must notify your landlord of the repair needed and give him a certain amount of time to fix it before you hire someone to do it, here that time period is 3 weeks. Also you may not do the repair yourself, you must use a licensed, and insured professional, not related to you. Check your local laws on this.

Send your landlord a registered letter, and give him 10 days to respond.
The letter should contain a clear indication of the problem (leaking roof) and the solution you are suggesting, and the action you will take should he choose to ignore your request.

Put the rent in an escrow account . This way he can't kick you out , and you are NOT breaking the lease . go to the bank and they handle most of the paper work to notify the landlord . good luck

Send your landlord a certified letter describing the problem and asking him to fix it.
If he doesn't, call the building inspector. He will be issued a violation and be forced to make the necessary repairs.
