I'm selling it "by owner" so I have to do the leg work myself. I have a brochure and I'm listed on the MLS...anygood ideas I can get it out there???

make sure you find or have mortgage broker that can qualify these people for you. otherwise you'll be wasting time to people who REALLY REALLY want the house but can't afford it.

as far as advertising goes, the paper, free online classifieds, ever grocery store has a free home buyers giude you can advertise in, buy a big balloon and tie it to your house. put like a 300 yard long string on it and maybe float a banner up there?

I am a Realtor/Broker in Southern California. Here are some tactics I would use in your situation:

1. Free online resources, like www.craigslist.com
2. Create a flyer with the title "Live Close To Work" and distribute them to the employee lounges of local corporations.
3. Create a Flyer and offer a bonus (like 2k) to all sales agents at your local real estate offices if they find you a buyer and escrow closes.
4. Offer seller financing or cash back at close of escrow.
5. Find Real estate agents willing to do an open listing.

If you're in SoCal and if you need help without a contract, let me know. Also, let me know if the reason why you're selling is because you have no or little equity and therefore can't afford to pay an agent's commission. If it's a real estate problem, I have a solution or two. ;)

If you're in So. California (LA, Orange, San Bdno, Riverside Counties), I'd be happy to interview to become your "Plan B".

Count on hiring an agent eventually. Why?
Very few families will sign a contract directly with an owner... especially since "buyers" don't pay the commission. Buyers know that if "something goes wrong" in the future, it's EASY to sue Century 21, ReMax, etc.

Your calls are probably mostly comming from agents, and investors looking for a "steal", thinking you're in trouble.

Tell everyone you know that you're selling, especially the rest of your neighborhood. Word of mouth is one of the best ways to sell by owner; plus your neighbors want to see your house go quickly and for a good price so their houses will gain in value also.

Clear out as much stuff from your house as possible. Create the idea that there's a lot of space.

Clear out any family pictures and obvious personal items, you want the house to appear generic and not like somebody else's home. Yes, it is, but buyers don't want to see that it is. You want them to picture it as yours.

Clean, clean, clean. Then clean some more.

Paint wherever possible. Paint is one of the cheapest ways to make your house seem brand new.

Mow the lawn, remove any lawn ornaments, trim the hedges, etc. Again, you want it to be generic.

Lastly, advertise as much as you can. It is expensive, but you are saving a ton of money by selling yourself.

Yeah, I will give you a great way. First, only 10% of For Sale By Owners end up selling FSBO. Here's my advice...get a Realtor.

how did you get your house listed in the mls if its fsbo, Im pretty sure thats not legal
