I thought that forclosures were a matter of public knowledge

In most cases you can purchase a County paper where you live for 50 cents or what ever the cost is. Yes they are of public record. You can check with the local Courthouse for the property that your looking for and ask where most Forclosures are published.

Helpful hint. I would have a title company check the title for other liens and encumbrances prior to trying to buy. Some Come along with the property and you would buy what you think is a bargin yet get hooked on other things owed...

Some Counties may publish there forclosures on the internet...You would have to check with that county and ask...

There are a few that advertise that they are free, however most are come ons to get you to purchase the list they provide. What I am saying is that in the long run you will be billed for the list. You might get one list free, after which you have to pay there after.

The county court house in which you live has a list, but you must research the list for yourself. These are the public records that are available,but they are not going to do any research for you.

There are various companies within your city, state or county that compiled many foreclosure list for purchase for sale. You might contact them for their service, they charge a fee also.

I am always shocked at people that would pay for list that is sold to many many individuals with the same intent and that is to bombard these poor people with letters hoping they will open mine and after opening my letter which says virtually the same thing, call me for my services. This is a huge gamble on the part of all concerned. Your letter will be competing with attorneys, other real estate investors, para-legals,lenders, and others that are sending letters.

Try this. Find a area in your city to work that have a least 5000 houses that you can mail letters to or place flyers on their door on weekends. Tell them that you would like to assist anyone that is in foreclosure, haven't made a payment to their mortgage company in the last 3 months. Place your telephone number and any other information on your letter or flyer.

Now this put you into a position where you will be getting the people in your area before they go into foreclosure or before anyone else therefore you are not competing with others. If you establish yourself in this area you will or should be getting at least 2-3 houses per month.

Now you just can't send out letters or flyers for 2 months, you have to sustain this for 3-5 months before you will see a measurable amount of business. Once you have established youself by sending your letter or flyers each month these people will refer your services to others outside the area.

Just maintain your letter or flyer changing it occassionally, be proactive and not negative. Create a good letter with all words spelled correctly with factual information. With your letters you will be paying less than you would if buying a list, but I think you will be more successful.

You might also find a mortgage broker that will allow you to do loans through their company as you will get a few loans out of this area also.

A title company might be able to help you out with the names of the individuals living in the area you chose to send your letters.

in some counties the sheriffs sales and tax salesare placed on the internet w/out a fee be careful
