When you list your home with a Realtor they should if asked make suggestions.
Curb appeal. Have the Front door clean or freshly painted. What you see of the property neat and clean.
Odor Free. Nothing worse than looking at a home with a baby smell or dishes in the sink for the last 3 weeks or Pet odors. Look at what you 1st see when you open the front door and have it neat and clean. Open all the window treatments properly and have the home well lit. Go outside and see that there isn't any dirt up against the siding as this is a good place for termites to start and a smart buyer will be looking for these things. Clean up the bathroom...
Make the home available for the Realtor to show at a moments notice. Some people are impulse buyers and may not come back next week.
Price your home with "Selling" prices not what the neighbors are "Asking". If it published check out what the other homes are selling for. or your realtor can help you with pricing or just get an appraisal...

You need to add landscape if there is not any and painting the house inside and out always helps-especially if it is colorful. Minor upgrades like ceiling fans and decorative lighting fixtures is great. Also, if you have carpet on the floors and you know there are hardwood floor under it, definitely pull up the carpet.

paint, flowers remove carpet in main living area and replace with wood or tile. but the way don't sell it's too soon try waiting at least 3-4 years total

Start watching HGTV for show that do quick fixes on houses to sell them. Nothing major, they just do facelifts basically. Try freshening up the paint, no crazy colors... It's hard to give advice when you can't see what needs improvement.

landscaping, you will be surprise. It can raise value of home by almost $10,000. find out what houses are selling for in your area of the same type bedrooms, baths and square footage and use this also for setting sell price. hope this helps.

you probably haven't stayed there long enough to earn any real equity there. but it's your choice. biggest improvements are flooring/carpeting, painting, kitchen/bathroom renovations and fixing all the broken stuff in the house.

the best 'bang for your buck' is kitchen and bathroom renovations. new carpeting is also good.
