I want to buy an small flat in jaipur...my budget is 12 lacs...which areas should I look at and what are the things I should keep in mind while searching for a flat?

I wont be able to tell you which areas but i can advise you about what to keep in mind:

1. Proper Documentation checked by a Lawyer
2. Water Supply in that area.
3. Electricity
4. Green Cover in the area.
5. Security
6. Parking Space
7. Check walls and ceilings for water seepage (These small issues can blow out of proportion later and bug you seriously)

Well, there are a lot many things, so its better to take guidance from an elder or a friend who is well versed with the procedure and intricacies of this!

Best thing is to proceed through someone whom you know in Jaipur, or through real estate. Most imp: Please check the following-

1. Whether the building plan is approved by Muncipal Authority
2. Thoroughly get it checked by a lawyer that the land does not have any litigations

Jaipur city (like all other cities) has very high property rates now. In my opinion, the best bet would be peripheral areas, especially towards Delhi-Jaipur road.
