im thinking of building a 15 x 20 ft or so , 2 story house to have a kitchen and living room downstairs and 2 rooms upstairs, does anyone have an estimateof material and labor caost, foundation and interior and exterior???? HELP! thanks

15'x20'x2 stories = 600 sq feet
times $200 a sq foot = $120,000.00
give or take
You can subtract any labor you provide.

There have been some very interesting designs in the way of "Katrina Cottages". A cottage is what you are describing. Most cottages have an open first floor plan, with the exception of a small bathroom, and a upstairs loft. Check out some of the designs people dreamed up to replace FEMA trailers. Many designs were less expensive than the travel trailer.

The question is not just strength, but code compliance. While an 8" wall is strong enough, it if were designed for a second floor it might be set up different. Codes very some, and your local code is the issue. The advice to have an engineer (or an architect or skilled licensed builder) advise you is good advice. If you get a builder to quote the work, he will be responsible for the code compliance and proper structural design if hired.

don't know your floor plan but a rough estimate on material for a completed shell would be close to this, a foundation pad 300 sq.ft. 1 ft. thick and a 3 ft deep 1 ft. thck foundation the concrete would cost about 3600.00,now lumber 2x6's ,2x12's, would be about 2200.00,sheet rock for interior about 650 bucks,plywood for outside walls, floors and roof about 2800.00,roof covering like shingles or doule coverage about 800.00,doors and windows about 3000.00, so material would come to about 13,050.00, this is not including electrical or plumbing materials ,but figure another 5 grand for those items and your up to 18,000, then at least double that cost and you come up with your labor costs.if i was thinking of this i would check out a cabin kit or have someone like brocca garages come in and put in a double wide garage for about 10 grand and fix the interior myself.

where is the bathroom? is this a kids house? a tree house? how do you get to the second floor stairs or jumping? it is a little to small to build a real house on those dimensions.
